The Home Construction Process

Welcome Home Celebration

Step 1: Blueprint Design

The residential construction process begins with the drawing of your blueprints and the ordering of your lumber. During this time, you won't see a lot of activity on your homesite, but rest assured that there is a lot going on behind the scenes.

Step 2: Plan Review

Within a week of finalizing your selections, your New Home Consultant and the Project Manager at your new neighborhood will conduct a Plan Review with you. Here, you will see the blueprints for your new home, complete with all of the options/selections you made at the Design Center.

The Project Manager will walk you through each stage of the process answering any questions you have along the way. The New Home Consultant and the Project Manager will set up weekly calls to give updates of your home and answer any questions or concerns you might have.

Step 3: Home is in the Construction Process

During the time that your home is under construction, your New Home Consultant and Project Manager will contract you weekly to give you a Construction Update, and to answer any questions and/or concerns that you may have. This will keep you informed as to what stage of construction your home is in, and it will also add to your excitement as you take part in the building process. This is also a time where you will get to know your Project Manager and New Home Consultant very well!

You will receive a call from our Closing Coordinator approximately 45 days prior to closing to confirm the date, time and location that your closing will take place. Your Welcome Home Celebration will also be scheduled at this time.

The New Home Construction Process

Foundation

After permits are obtained, work on the foundation will begin. You will see the footing, block, and plumbing being installed, followed by the slab being poured or the subfloor being installed.

Framing/Rough-ins

The next step is framing of your home. Framing will include the installation of roofing shingles, exterior doors, house wrap, and windows. Following framing are the mechanical rough ins of your new home. This includes plumbing, HVAC, electrical, media, gas, and fireplace. After all of the rough in process is complete you will meet with the Project Manager at your home to walk through each room and discuss framing and rough-in questions. 

Inspections

At this point you will have a series of inspections. After all inspections have passed the insulation will be installed.

Drywall, Trim, and Paint

The next stage after insulation is the drywall stage. After drywall has been completed, the interior trim including interior doors and baseboards will be installed. Following the trim install, we will be painting your new home with the colors you selected. On the exterior of the home you will see that brick, siding, and stone work have started

Trim Outs and Flooring

The mechanical trades will come back to your home to install the finishing touches. The selections that you requested will also be added including cabinets, countertops, and flooring. The exterior is nearing completion with the installation of concrete driveway and sidewalks, gutters, landscaping, and sod. 

Quality Control Inspections

Our Customer Care Department will come to your home two weeks prior to closing and do a thorough inspection of your home and landscape drainage. They will compile a list of items to finalize and give to the Project Manager.

Step 4: Welcome to your New Home Celebration

Welcome Home Celebration will take place approximately one week prior to closing.

This meeting is very important, and you will want to schedule some time off of work on the day that the Welcome Home Celebration takes place. Our Customer Care Department will take this opportunity to show you features of your new home, familiarize you with our Warranty Program, and more. This meeting generally takes approximately 2-3 hours to complete, and will leave you feeling very informed and knowledgeable about important topics in regard to your new home.
